3D Site Survey

Buildings and land — surveyed CAD/BIM-ready.

Matterport-Pro LiDAR scanning for as-built documentation and dimensional survey, complemented by drone capture for outdoor areas. Unlike classical surveying, we deliver not just dimensions but a complete 3D representation as a Matterpak bundle.

A 3D site survey documents buildings and terrain as point cloud, floor plan and as-built measurements – indoors by LiDAR scan, outdoors by RTK drone. The result is complete as-built documentation at ±2 cm per 10 m accuracy; BIM models (Revit, ArchiCAD, IFC) are crafted by Bitblade Vision on request.

What is included

When plans are missing or outdated.

Many existing buildings have incomplete or no digital plans at all. We scan the property with Matterport-Pro LiDAR (interior) and drones (exterior, with WebODM processing) and build from it the as-built documentation you need for renovation, conversion, sale or compliance.

By default we deliver the complete Matterpak bundle: E57 point cloud, OBJ mesh, XYZ point cloud, reflected ceiling plan and floorplan with dimensions. A BIM as-built model in Revit or ArchiCAD is available on request — always hand-crafted and individually quoted per project (Level of Detail 200–400).

Use cases

Typical use cases.

As-built documentation

Full geometric capture for archiving, valuations, insurance and sale.

BIM-as-built model

Point cloud → BIM model in Revit or ArchiCAD. Foundation for planning in existing buildings.

Dimensional survey for trades

Millimetre-precise floorplans and sections for interior fit-out, joinery, glazing, plastering.

Process

How your project runs.

STEP 01

Site walkthrough

Clarification of detail level, scan access and deliverable format. A digital pre-assessment is possible up front.

STEP 02

Laser scan

Terrestrial scanner with a multi-station setup. On average 80–150 scan stations per day.

STEP 03

Registration

Linking all scan stations into a single shared point cloud. Quality report included.

STEP 04

Modelling

Depending on the order: point cloud, 2D plans, 3D as-built model, or complete BIM model.

FAQ

Frequently asked questions.

What's the difference compared with classical surveying?

Classical surveying provides measurements between selected points. We capture everything in between — you can ask, months later, questions that weren't even known at the time of the survey.

Do I need a complete BIM model?

Not necessarily. For many applications the Matterpak bundle with point cloud and floor plan is sufficient. A complete BIM as-built model is bespoke handwork (re-modelling from the point cloud in Revit or ArchiCAD) and is priced accordingly.

Can we import this into our CAD software?

Yes — we deliver in the formats your software understands natively, with no third-party converter required.

How large are the files?

Point clouds can be several GB in size. On request we also deliver compressed, decimated variants for web use and entry-level workstations.
